Interior/Exterior Design Consultation

Our interior and exterior design consultation Includes visualizing and conceptualizing a project, as per the client’s goals and desires. We source products and materials to determine finishes, furnishings, fixtures and materials with estimates of costs. For larger projects, we determine the costs for renovation and improvements including builders, sub-contractors, vendors and suppliers. We also do exterior hardscape design for small compact gardens. We will provide a written proposal outlining the scope of work, initial estimated budget and suggestions for materials to be used.

Project oversight

We provide oversight and management on small or large renovation projects. After defining the scope of the project, we will manage it from start to finish. This can include working with your own builder or the trusted and reliable vendors we recommend and have used in the past. This will also include providing a detailed budget with regular updates as well as any change orders that may develop during the process. In addition we give regular feedback regarding scheduling and adherence to timelines and coordination with vendors. We provide constant oversight of the job site inspecting the work being performed to ensure alignment with design specifications and problem solving as needed.

Sourcing of materials and Soft finishes

We source materials and soft finishes for any desired interior/exterior components such as flooring, appliances, cabinetry, lighting and plumbing fixtures and fabric or wall paper selections.. We have relationships with various vendors who specialize in making bespoke and custom finishes such as curtaining, upholstery or furniture, We help select paint colours, bed linen, wall coverings, art work or decorative pieces and draw from a variety of sources both locally and abroad.

Colour consultation

Some projects do not need a full scale renovation. Changing the color of a room with accent walls can make a world of difference to any space. We love doing color consultation and have seen the tremendous results that can be achieved. The right color can change the atmosphere and appeal of any space.

Budget control and reporting

We stay on top of the budget and work with our clients regarding payments to vendors and suppliers which most often is done in stages. We provide our clients with a weekly report on the status of the budget and provide invoices for record purposes.

Consultation for resale

Resale consultation. We will focus on how to get the most return on your investment with an overall evaluation of the property to be sold. We make suggestions on how to prepare the property for sale and will provide a detailed punch list for repairs, staging and future showings. We will work in coordination with real estate agents, photographers and other vendors as necessary. We can assist with sourcing fabrics, furniture or decorative items as budgeted or desired.

Free Online Consultation

We are offering a special online consultation to jump start your project and introduce ourselves and services. This will include a 30 minute online Zoom video meeting to discuss your project (and hopefully allow for a viewing of the spaces involved). We will make suggestions during the consultation.

This is an introductory offer only available for a one-time consultation per property. For ongoing services, we will offer a more in-depth proposal with specifics as needed and as outlined under our “Services” button. We will do the consultation via Zoom. Please make sure you have Zoom downloaded and updated on your personal computer or smart device.


 

WHAT WE DO:

As Interior designers our ultimate goal is to unlock a project’s full potential aesthetically and practically. We love what we do and we do it well. Here are some of the tasks involved when working with The J Factor: 

  1. We focus on the Big Picture as much as the small details. 

    Interior design is really about understanding a problem or a goal and what it takes to achieve the maximum results for the client. This includes meeting with clients to go over their desires and expectations while introducing new and different ideas. Our intention is to work with our clients until a mutually agreed plan and budget are achieved. This will be a fluid experience needing managing of expectations with a constant eye on the goal ahead. We understand the various aspects of changing a person’s personal space which can be threatening for some and we will negotiate the “his” and “her” ideas to merge them into harmony. We never loose focus of the ultimate goal, aim and use that is desired to be achieved be it a personal home or commercial space.

  2. We love to collaborate with clients on a project. 

    We achieve “a dream come true" product by designing and working in collaboration with a client from start to finish. By bringing our creative insights while staying within practical constraints, we help the client to make braver and bolder choices by introducing them to new ideas and options.

  3. We can “see” the total picture.

    One of the reasons we love what we do and are successful at it, is that we can “ see” into the future of what a room and project can look like. We can see the possibilities that pertain to the space and help our clients get to the next level with the desired results.

  4. Good interior design caters to the person who uses it. 

    Whether it is a kitchen, bathroom, office, living room or commercial space, it has to cater to the individuals who use it. This seems quite obvious but many people do not consider the end user when designing a space. We combine a keen eye for practical use as well as bringing beauty and comfort to our designs.  

  5. We consider how we can improve the resale value of a home. 

    If our client’s aim is to prepare their home to sell, we specialize on concentrating their efforts to get the most bang for their money.  We will advise on where to focus and what changes can be made to produce the best results while working within a set budget.

    Every improvement made should be adequate to ensure a quicker sale and an increase in resale value. We provide resale and staging consultations for clients prior to putting their home on the market and assist clients on how to prepare their homes (stage) accordingly. In addition to renovating and designing homes, we were in residential real estate in California for 20 years and have seen firsthand the results of professional staging. A home that is prepared properly for sale stands out above the rest and usually sells quicker and for more money.

  6. Space design

    One of our specialties is the challenging design of small rooms, spaces and gardens.  We love to conceptualize the best use of the space and maximize the benefits of small areas. Such spaces can be beautiful, functional, cozy and inviting.

  7. Architectural details and lighting placement. 

    Adding architectural elements, changing and upgrading lighting and placement of art can make a world of difference to any room or space. We make suggestions on how to enhance or change these elements.

  8. Meeting deadlines and budgets is essential to a good outcome.

    We work with the entire team involved to make the project happen on time.  Delays usually cost more money and so we are committed to complete the project as outlined and defined.  Obviously situations outside of our control or change orders can impact this, but we will keep our clients involved and informed at all times.
